I do not offer modification services. Any changes to my designs would need to be hired by you; usually your builder or local architect can accommodate.
All sales on house plans are final. No refunds or exchanges can be given once your order has gone through.
DO NOT PURCHASE IF YOU ARE PLANNING ON BUILDING IN NEVADA.
The purchase of this plan is for a one-time build. Contact me if you are interested in building more.
From Architect David Sanders-
“As far as building code compliance, the values used for the structural design are listed right on the first sheet of the structural plans. As long as the design values used exceed the values required by the locality, then people could use them as-is. That's why I decided to use Kansas City as the baseline... They've got all the hazards that need to be designed for a nominal level (seismic, wind, snow, frost, etc.). If the user's site has some more extraordinary loads for some parameters, they'll need to hire an engineer to modify the design accordingly. It's not particularly easy to anticipate what may be required as a baseline, as every site has its own particular standards. As far as codes go, almost everywhere they're adopting some version of the International Building Code (IBC) or the International Residential Code (IRC) for housing. Every engineer will be familiar with our structural design methods and criteria.”
